System design on a drywall takeoff

A drywall takeoff that only counts square feet of board is a materials list. A system takeoff starts with fire, acoustics, moisture, and abuse as inputs, then picks the panel, stud, fastener, insulation, and finish those inputs allow. The documents are public: UL / GA-600 for listed assemblies, ASTM E119 (fire) and ASTM E90 / E413 (STC) as the test language behind the ratings, ASTM C1396 for gypsum board, ASTM C1629 for abuse/impact, ASTM C840 / GA-216 for application, GA-214 for finish level. This page does not reprint a UL design, a GA-600 page, or a mill catalog.

It is written for estimators and PMs. Commercial wall-and-ceiling bids live on this matrix every day. Residential production still hits it on garage separations, multi-family demising, wet rooms, and 24-inch ceiling spans — just with a shorter list.

Four inputs before you count footage

Fire. The drawing note “1-hr” is not a SKU. It is a listed design that names board type (Type X vs Type C), thickness, layers, orientation, stud, fasteners, and often insulation. How to read that sheet: reading UL / GA-600 designs. Substituting leftover 5/8 regular, or Type X where the design says Type C, is a failed inspection. Shaftwall and area separation are their own listed families — not corridor board stood on end. Choosing drywall type is the product conversation after the design is identified.

Acoustics. STC is a different test than the fire hour. The same metal-stud partition can carry both only when the listed wall and the acoustical schedule are the same build — STC vs fire-rated partitions. Resilient channel, decoupling, sealant, and batt are system parts. Screwing through RC to the stud to “make sure it is tight” shorts the rating. NRC on an ACT tile is not an STC on a gypsum lid. Do not copy a number off a data sheet onto the wrong assembly.

Moisture. Painted humid rooms may want paper-faced MR. Wet process (tile in a shower) wants tile backer — MR board vs tile backer, cement board over drywall. Glass-mat interiors and sheathing are different products again. Face-paper color is not a performance spec. Exterior prerock is a weather window the mill listed, not a license to hang paper Type X on an open elevation.

Abuse / impact. ASTM C1629 classifies abrasion, indentation, soft-body and hard-body impact. Corridor backpack walls and cart walls are different classes. Abuse board is usually still 5/8 Type X; it is not a substitute for a fire design that named a different core. Finishing a harder or glass-mat face to Level 4 in critical light costs knife time — finishing levels.

Those four stack. A hospital soiled-utility wall can be rated, STC-tagged, wet, and abuse in one stud cavity. Count that once, as that wall — not four generic partitions.

Framing and movement are system too

Board does not float free of the stud. ASTM C645 / C754 (interior nonstructural steel) and the mill’s limiting-height tables decide gauge, spacing, and deflection — steel stud framing basics. Under-gauged studs oil-can when the board goes on; that is a design input you missed, not a hang talent problem.

Control joints on long gypsum planes are application requirements in GA-216 / C840 when the drawings are silent. Rated walls need a listed joint detail, not a random reveal. Head-of-wall firestop is part of the hour on commercial floors. None of that is “add after award.”

Finish level is a system input when the paint is gloss, the light is raking, or the substrate is glass-mat. Level 4 vs Level 5 changes labor more than it changes board. Spec it before you unit-price the tape.

How a sub actually marks the takeoff

Work wall type, not floor plate:

  1. Tag each partition/ceiling with fire design number (or “non-rated”), STC target if any, wet/dry, abuse class, finish level.
  2. Pull the current UL / mill sheet for the named design. Confirm board name, layers, orientation, fastener spacing, insulation.
  3. Split SKUs: liner, Type C, glass-mat, abuse, backer, sag-resistant ceiling — not one “5/8 firecode” line.
  4. Match hang pattern to the design (vertical vs horizontal, multi-layer, RC). See how to hang drywall.

Commercial W&C vs residential

Commercial wall-and-ceiling. This matrix is the bid. Corridors, shafts, tenant demising, ACT vs gypsum lids, exterior CFS next to interior drywall stud — each row is a different system. Averaging a Type X unit rate across them is how shops buy the punch.

Residential production. Most walls are non-rated 1/2-inch. The system inputs that still bite: garage separation (Type X, listed or code prescription), bathroom wet zone vs painted walls, 24-inch ceiling framing (sag-resistant or 5/8, not leftover wall 1/2), and any multi-family demising or townhouse area separation. Do not import a hospital abuse wall into a tract house — and do not hang regular board on a rated garage wall because “it is just a house.”

FAQ

Can we add a layer of board for STC and keep the same fire design?

Only if the listed design and the acoustical design both include that layer. Extra board can help sound and still void a fire listing if orientation, fasteners, or thickness change.

Is “match existing” a system?

No. Existing may be unlisted. Bid a named design or qualify that fire/STC is by others.

Does the handbook’s system-design chapter replace UL Product iQ?

No. Use current UL / GA-600 and current mill sheets. The handbook is manufacturer reference, not the listing.

Where does insulation sit?

In the design, if the design names it. Batt is not a free acoustical upgrade you stuff later without checking the hour and the STC test.
